Lifestyle Suites - Nine Crucial Decisions You Must Make BEFORE You Plan Your Home Addition

Have you always wanted your family close? Are they moving in? Maybe your mind is made up concerning having aging parents or in-laws live with you, but there are considerations everyone needs to be aware of.

In this article I want to list some of the scenarios most commonly faced by those I've worked with over the years. My hope is that at least a few of them will give you reason to pause and reflect. No one should get deep into a major house remodel or home addition without having these questions answered.

Understanding the "Either-Or" Aspect of In-Law Quarters Home Additions

Preparations for the addition of extra family members can be involved and time consuming. Frankly, I believe they should be. It's not a decision that should be made quickly and, in my opinion, decisions about this that were made years ago need to be revisited.

Done correctly and with proper forethought, the best solutions will be achieved. Otherwise, great intentions can become the worst nightmares. Here's what I mean:

PRIVACY: Yours vs. Theirs

A certain amount of privacy will usually be lost. Knowing exactly what privacy issues are most important to both sides is going to help you with planning and designing. Will you want complete separation? Will there be shared spaces and functions? How will this be arranged and managed over time?

LIVING HABITS: Loners vs. Socialites

People are different. Families are different. Assumptions that everyone will get along because "we're family" is naïve. Who's the loner in your family? Who has to be around others all the time? What provisions can you make to accommodate these differences?

HEALTH ISSUES: Independent vs. Nursing Care

Some people remain independent to the end. Many hold on to their independence longer than they should. Are you in agreement with your loved ones about how this will be now and in the future? Sometimes you have to prepare for one thing now and then be set up to adjust later on. Will there be home nursing care?

LIVING COSTS: They Pay vs. You Pay

It is not wrong to discuss money. A home addition, remodel, or the addition of an apartment costs money to create and then maintain. It costs money for their care as years go by. By all means, have open and frank discussions about how the money will work and who pays for what. I've seen assumptions sour many good relationships.

HOME VALUE: Equity Creation vs. Functional Addition

Your hearts may be set on assisting your family. This shouldn't preclude using good design that adds value to your home. Good design also makes living more comfortable. This being said, it is up to you whether your goal is to simply care for your family or focus more on adding value to the home. Sometimes there will be a little give and take there. Address this.

ARRANGEMENTS: Permanent vs. Temporary

What happens when they are no longer around? What will become of your addition? Will you be able to use it for guests? Will you rent it out to others as a source of income? Will you want to turn the area into a completely different use?

EXPANSION: Simple Remodel vs. New Addition

The make-over doesn't have to be a major addition to your home. Depending on decisions you make in accordance with your needs, a simple remodel may be sufficient. It may not even require adding any square footage to the home, separate entrances, or additional bathrooms or kitchens.

HOW EXTENSIVE: New Addition vs. Separate Apartment

If your current home is not adequate to handle any more people living in it then an addition is required. This can be an extension to the house, a room above the garage, or a completely separate apartment. All these options should be considered and building codes explored. Usually a balance between the advantages and disadvantages of each is required.

PROFESSIONAL HELP: Owner-Builder vs. General Contractor

I'm a proponent of Owner Builder projects. I have guided people through complete Owner-Builder home building projects from scratch. Is this for you? I can't say, but what I can say is that a home addition is major and if you elect to be an owner builder, please utilize the help of a home building coach.

In conclusion, the direction you take should take all these considerations into account. It will likely be a joint decision that can't please everyone completely but offers the best help where it's needed the most. I wis

For many, warm weather means it's time to turn to home improvements and add a new look or refresh the old one.
But what can you get for your hard-earned dollars these days?

It's a no-frills approach in many cases, says Ray Accettella, president of East Meadow-based Jarro Building Industries and chair of the Long Island Builders Institute, an Islandia-based trade association.

Despite the economic downturn, the cost of materials remains high, Accettella and other builders say.

So many homeowners are choosing smaller, lower-cost, maintenance-related projects to enhance the value of the home. "People are doing what they have to do, not what they want to do," says Jerome Burdi of DJ's Home Improvements in Franklin Square. "What they're asking for is less elaborate."

Projects such as adding a new roof, siding and replacement windows will give payback on lower energy costs, contractors say, while inside the house, detail work such as new baseboards, wainscoting, crown molding and painting will give the house a new look.

Adding a new front door, shutters and maybe a new garage door, fixing the stoop or landscaping the front of the house, are other lower-cost improvements with impact.

"A new front door and shutters will really make it look nice and make a statement," says Sal Ferro, president of Alure Home Improvements in Plainview.

If you're going to be spending more time at home, adding a deck or landscaping with a new patio or outside fireplace are other recession-friendly options.

And larger jobs such as updating the kitchen or bathroom or adding a basement playroom are projects that offer resale value as well as satisfaction.

Here's a look at what Long Island contractors say they are charging for common jobs in this economy.

What you can get for $5,000
Long Island contractors say that for $5,000 they can do cosmetic repair work such as painting, fixing doors and molding, damaged walls or floors, and address those ever-present eyesores. "Every home has them," says Ferro.

Or you can get a new entranceway and front door, along with new front windows, perhaps a bay or bow window, he says. And you can add shutters and perhaps a new garage door, depending on how extensive the entranceway work is, although the price will start edging up.

Landscaping the front of the house is another option, says Joseph Cerbone, with JLC Landscape Services in Farmingville. Maybe keep a favorite tree, but have everything else taken out and replaced with new plantings and have beds edged and mulched.

That $5,000 will pay for replacement windows on one or even two floors, depending on the grade of window and whether it's vinyl or wood, says Art Donnelly of Legacy Builders and Remodelers of Holbrook and chairman of the Long Island/New York City chapter of the National Association of the RemodelingIndustry. Replacement windows, along with caulking and insulation, will make the house more energy-efficient.

Adding insulation to the attic will run around $500 to $1,000, depending on the size of the house, but it can pay off in reduced heating costs.

A couple who wants to stay in their home as they get older but needs accommodations to do that might want to consider a partial bathroom upgrade -- a "right height" vanity and toilet, grab bars, a pressure balance unit to prevent surges of hot and cold water, a fresh paint job and maybe a drop-down shower seat.

"For less than $5,000, you've created a bathroom with a new look and one that lets you be safer and more comfortable," says Burdi. Or, Ferro says, you could refinish hardwood floors with sanding, staining and polyurethane, for less than $5,000.

What you can get for $10,000
It's possible to do a no-frills bathroom for $10,000 to $15,000 with a 24-inch vanity and limited tile work, says Accettella. And Burdi says $10,000 also will pay for a universal design bathroom, one meant to accommodate all levels of ability, with a hand-held and regular shower head, pull-down seat, grab bars, barrier-free shower and a floor drain, and larger doorways to accommodate a wheelchair.

Ten thousand dollars also will get new vinyl siding, or an architectural roof that includes removal of the old roof, Accettella says.

Outdoors, you also could add a patio of paver stones around the pool for $8,000 to $10,000, depending on the square footage, says Cerbone.

For between $5,000 and $10,000, you could add a hot tub, he says, or a small patio in the backyard, and for between $7,500 and $10,000 you could add a small retaining wall on either side of the front door, a segmented garden wall, or a new walkway from the driveway to the front door, maybe a new stoop, too. Or, Cerbone says, add an outside freestanding fireplace or a built-in barbecue area with space for tables and chairs.

What you can get for $15,000
You can remodel your bathroom with slightly higher-end fixtures and tile around the shower to the ceiling for $15,000 or remodel a small basement, depending on how extensive the work is, says Kevin Wrynn of Kevin Wrynn Carpentry Inc. of East Meadow.

Or you can upgrade your kitchen if you have decent cabinetry and work around that, says Wrynn. Change the countertops, hardware and color scheme, add tile backsplash and install a laminate floor.

For between $15,000 and $20,000 you can add a composite deck, depending on the size, says Dominick Mupo of Chelsea Home Remodeling of Huntington. Or you can add significant landscaping around a pool area, a waterfall or water slide, or forgo the pool and add a hot tub, landscaping and lighting, Cerbone says.

What you can get for $20,000
Those with $20,000 to spend can get a new kitchen -- not an upscale model, but, if appliances are carefully chosen, one that Accettella calls a good, solid kitchen to open the floor plan so you can watch children in the backyard or in the family room while you cook.

You also could upgrade that basement playroom remodeling job to include a few more bells and whistles, Wrynn says, or add a small sunroom.

David and Michelle Glovinsky of East Northport added a large pantry-mudroom in place of a deck, evening out the look of the house and gaining lots of storage. They've moved their washer and dryer to that room, added a slop sink and a large closet, and there's lots of space on an open wall to play with.

Their contractor, Dominick Mupo of Chelsea Home Remodeling, says it was a cooperative project for which David Glovinsky did some of the work. Mupo says homeowners can do some of the work to save money if they're capable, but they need to be clear on exactly who does what so there's no liability for the contractor whose job it was to handle an item.

Another possibility for your $20,000 is adding a pop-up dormer to an upstairs to make a larger bedroom, Mupo says. Or you can add a front porch portico with a barrel vault roof, Mupo says.

Tips
Contractors urge homeowners to do the following to protect their investments:
Check the contractor's references. Look at pictures of completed projects.
Get different bids. Make sure each contractor is quoting the same scope and level of quality for the work.
Hire contractors who are licensed and insured; verify both are current. Ask for a copy of the remodeler's insurance certificates. Check the licenses with county consumer affairs.
Look for the initials CR after their name -- it stands for Certified Remodeler. To earn, contractors must pass a written exam, attend 16 hours of continuing education, have a least five years experience and abide by the National Association of the Remodeling Industry's code of ethics.

Sales of existing homes in December rose 6.5% from November. But prices continued to fall, down over 15% from last year.

NEW YORK (CNNMoney.com) -- The number of existing homes sold in December rose 6.5% from the previous month, according to a report released Monday, as bargain hunters took advantage of plummeting prices.
The National Association of Realtors said that home sales increased to a seasonally-adjusted, annualized rate of 4.74 million units. That's up from a revised pace of 4.45 million units sold in November and more than the rate of 4.4 million units projected by a consensus of industry analysts as reported by Briefing.com.
"We have some months to go before we are out of the woods on the housing front," said Robert Dye, senior economist at PNC financial services group. Especially considering"weak consumer confidence and ongoing rapid deterioration in labor markets."
Still, December's existing home sales are down 3.5% compared with December of 2007, when the seasonally-adjusted, annual sales rate was 4.91 million. Existing homes include single family homes, townhomes, condominiums and co-ops.
For all of 2008, there were 4,912,000 homes sold, which was the lowest volume since 1997, when there were 4,371,000 homes sold. Sales volume in 2008 was down 13.1% from the 5,652,000 existing homes sold in 2007.
Bargain hunters: Bargain prices are bringing buyers back into the market. The median existing home price was down 15.3% to $175,400 from December 2007, when the median price was $207,000. The median price measures where half of the homes sold for more and half sold for less.
"Americans love a bargain, and the housing market is no exception," said Mike Larson, real estate and interest rate analyst for Weiss Research in a written statement.
Thanks to the sales increase, the number of homes available on the market decreased 11.7% in December from the previous month, to 3.68 million. That represents a 9.3-month inventory supply at the current pace of sales, down from a 11.2-month supply in November.
"That's exactly what we need to see if the housing market is ever going to get back to a state of equilibrium," said Larson.
Home prices were pushed lower by the high volume of distressed sales, which accounted for 45% of December transactions according to the report.
"The higher monthly sales gain and falling inventory are steps in the right direction, but the market is still far from normal, balanced conditions," said NAR chief economist Lawrence Yun in a written statement. He warned that the housing market is far from healthy. "Buyers will continue to have an edge over sellers for the foreseeable future."
Surge in the West: The number of homes sold nationwide was buoyed by a surge in the West, where the housing market has been hardest hit by a record number of foreclosures.
Existing home sales in the West surged 13.6% to an annual rate of 1.25 million in December, up 31.6% from a year ago. But the median price in the West was $213,100, down 31.5% from December 2007.
In the South, existing home sales increased 7.4% to an annual pace of 1.74 million in December, but that was still 11.2% lower than December a year ago. And sales in the Midwest increased 4% in December to an annual rate of 1.04 million, but were down 10.3% from the same period last year.
The Northeast saw sales edge 1.4% lower, to an annual pace of 720,000 in December, down 14.3% from December 2007.
In the months to come: Analysts said that the weakening job market would slow any recovery in housing.
On Monday morning, a slew of companies announced a massive wave of job cuts. Home Depot (HD, Fortune 500), the No. 1 home improvement retailer, announced it would eliminate 7,000 jobs, or 2% of its total workforce, while Caterpillar (CAT, Fortune 500) said it will cut 20,000 jobs.
"Unfortunately, we are seeing fast and furious [layoffs] now," said PNC's Robert Dye. "And that does add to the level of uncertainty and it does put workers and consumers on edge."
Mike Larson from Weiss Research echoed that sentiment. "It's hard to imagine a lasting turn in the housing market with thousands of layoffs being announced every few days," he said.
The Obama administration is now at work on an economic recovery plan, and Yun said that this will be critical to the revitalization of the housing industry.
"The Obama administration and Congress need to move fast to stimulate a spring sales upturn which will help to stabilize home prices and set the foundation for a sustainable economic recovery," Yun said in a statement.

Just a few years ago, a real estate flipper could parlay a several-thousand-dollar upgrade into a substantial profit. A $30,000 investment in new kitchen tiles, countertops and appliances, for example, might reap $60,000 upon resale. Those days are over. Contractors' phones are no longer ringing off the hook, and as housing prices continue to drop, cash-strapped homeowners are remodeling in different ways. One clear favorite? Going green. "Sustainable" and "renewable" materials and appliances are in high demand based on present trends, according to the American Institute of Architects. A large part of that has to do with how people now view their homes. As flipping has stalled, and many would-be sellers are sitting out the market, they're turning to green changes as a way to reduce their energy bills and improve their quality of life. Based on AIA research in February that polled 500 architects in the residential sector, buyers are willing to pay $5,000 extra for an energy-efficient home. Kitchens have always been home-design hot spots, and that is unlikely to change. But instead of shelling out for a stainless steel Sub-Zero refrigerator or marble countertops, homeowners are opting for renewable materials. "There is a growing interest in eco-friendly features for kitchens, such as bamboo and cork flooring, and concrete and bamboo countertops," says Kermit Baker, the AIA's chief economist. He says that this trend continues to the bathroom, where water-saving toilets and LED lighting have displaced demand for luxury installations like towel-warming drawers, double-sink vanities and whirlpool baths. Radiant heating, though, is a luxury buy that for some is also economical. While outfitting an 800-square-foot space with such a system, which entails installing heatable coils below the floor surface, can run between $5,000 and $7,000, the U.S. Department of Energy estimates that radiant heating saves 20 percent a year in energy costs. While energy-efficient features like these will undoubtedly require an outlay, many come with large tax rebates. In heating costs alone, the Environmental Protection Agency estimates as much as $465 in savings when EnergyStar windows are used to replace single-pane ones. What's more, you'll get a tax rebate of 10 percent of costs, up to $200. But before you hit up your local home store, take heed. Appraisers stress that simple cosmetic touch-ups often have the highest rates of return. "It can be as simple as making sure landscaping looks good, or that the exterior paint is fresh," says Alan Hummel, chief appraiser of Minneapolis-based Forsythe Appraisals. "Especially with median to luxury homes, curb appeal is very important." That means additions like carriage-style garage doors or a well-manicured flower bed. Garages, in particular, can take up one-third to one-half of a home's exterior, and a sharp door and drive might impress online house-hunters and create a favorable impression once they get there. One final note: Given the current state of the market, you might have to settle for these improvements merely helping to sell your home faster, as opposed to netting more cash at the bargaining table.

Mark of Excellence Remodeling builds much more than additions. They build relationships. The Design + Build projects require an interaction with every department and each member of the staff before and during a project. Larger projects can mean daily contact for as much as a six month period. That length of time surely tests the strength of any relationship. The one's built upon respect and communication only become stronger.

There are many things that Mark of Excellence Remodeling does for and with a client after a project's completion. There have been dinners, trips and parties. The most popular may be the Summer barbecues. They serve as a platform to gather family, friends and neighbors to celebrate the client's home renovation. The atmosphere is fun and relaxed and always turn out great - as long as the weather somewhat cooperates.

Two recent barbecues were held this August. One was in Lincroft and the other in Middletown. The Lincroft project was a 225 square foot addition on a brick Cape Cod style home. The new and old space combined to create a gourmet kitchen area. The project also featured a new bathroom, masonry patio, new roofing and landing with a portico overhang. The Middletown project was a 1,000 square foot elevated deck that included two sets of stairs, Timbertech pvc decking, vinyl railings and lattice and a 12' x 12' pergola.

July, 2008, LAKEWOOD, NJ—The goal, among other objectives, of the new Remodelers Council at the Shore Builders Association of Central New Jersey (SBACNJ) is high: raise the level of professionalism among local remodelers. In today’s market, when many companies are staying focused on their “bottom line,” the largest trade association of its kind in Monmouth, Ocean, Mercer and Middlesex Counties, is looking forward to serving the needs of the growing market.

Elevating the image of the professional remodeler and educating the public are
key to SBACNJ member Mark Elia, principal of Mark of Excellence Remodeling, Inc., based in West Long Branch, NJ. “The SBACNJ Remodelers Council will develop a plan to offer Certified Graduate Remodeler (CGR) and the Certified Aging-in-Place Specialist (CAPS) programs. Local remodelers will have a convenient local venue to attend training and work toward receiving these professional certifications,” said Michael Kaiser, Owner of the Cranbery, NJ-based KAISER BUILDING, Co., who holds several professional designations, including Certified Green Professional (CGP).

According to Kaiser, while consumers today are not spending on big remodeling projects as compared to several years ago, they are increasingly considering green and energy-efficient remodeling updates. More and more, consumers are requesting better insulation, high efficiency heating and cooling equipment, and energy-efficient windows, plumbing fixtures and appliances.

With the Baby Boomers, local remodelers are also responding to a growing demand for “age-in-place” remodels. Even minor improvements such as improving lighting and installing grab bars in bathrooms and showers can make a big difference in the lives of seniors. Other projects include creating no-step doors and entryways, adding seated work areas in the kitchen, and adding “lifestyle suites” for live-in aging parents/grandparents.

Another growing trend in Central New Jersey is “hardscaping” or creating outside living spaces. With people travelling and vacationing less, the emphasis is on extending the living space outside by installing patios, decks, built-in barbeques, bars and full-service outdoor kitchens that are great places for relaxation and entertaining.

Addition in Oceanport, New Jersey

After moving into their new home, the owners wanted to add to the view of the river behind the house. Their vision was a three-plus season room. They looked into patio rooms, but were disappointed with the construction and felt the look did not blend well with their existing home.

The next move was to inquire about a traditional addition. The homeowners wanted one design + build contractor to handle all aspects from concept to completion. Their list of concerns included matching the exterior look of their home and not interfering with the second floor terrace off the master bedroom.

Developing the 3-D CAD layout to illustrate how the addition would tie in plus how it would look from both the inside and outside was a needed relief for the owners. We now had a design and plan in place to build their room. A gas fireplace was added to get the most use of the room and add ambiance without the expensive of extending and upgrading the existing heating and cooling systems.

The 16’ x 16’ one-story addition was designed and built with 45° clipped corners. A 9’ three-section hinged door and several windows gave the room an abundance of light and view. The elliptical top of the back center window enhances the river view. The look is similar to that of a patio room but with the substance of traditional framed construction. The ceiling was vaulted and finished with a wainscoted look. The floor is ceramic tiled. Paver blocks were removed and reinstalled from the new room to the driveway. The exterior was finished with vinyl shakes and a dimensional roof. Those items combined with the Andersen windows and door made the room a truly natural extension of the existing home.

It was rewarding for all to have the project produced as initially designed and within budget. The final result is extremely pleased homeowners with a beautiful room that they have used every day since completion!

Recent Trends in Kitchen Designs

Kitchens have always been, and continue to be, the heart of every home. Less traveling and more entertaining have made certain that dust doesn’t gather on most countertops. Also, many socio-economic factors have made household sizes grow to numbers that were last seen fifty plus years ago. While some lifestyles have come full circle, today’s kitchen does not resemble any predecessor from another period.
Kitchen renovations continue to be a common request by homeowners across the country. Hanley Wood Publications does a comprehensive annual study of remodeling projects nationally and by region. The article is printed in its Remodeling Magazine and named “Cost vs. Value”. The study reviews typical projects and the average investment amounts for a midrange and upscale options. The midrange kitchen remodel is listed to have an average national investment of $55,503. The upscale version for a 200 square foot kitchen, which includes stone countertops, cherry wood cabinets, gourmet appliances and an extensive lighting package, is valued at $109,394. Every project is individualized for each client and home, therefore pricing and options vary tremendously. While not the definitive price list, “Cost vs. Value” has served as a helpful, planning guideline for homeowners for the last twenty years.
Neil Parsons, VP of Sales and Marketing at Mark of Excellence Remodeling, has seen many remodeling requests and trends evolve through the years. Kitchen remodeling is no exception. Neil lists five items or features below that are being incorporated in today’s kitchen designs that were usually not included or even discussed as recent as ten years ago.
One item is a convection oven. Convection ovens utilize fans to force heated air across the food. The forced air breaks the thin insulating layer of air that surrounds food. This process decreases the cooking time or the temperature required for the food preparation. Convection ovens are typical the second oven in a kitchen as part of a double wall oven unit or as microwave-convection oven combination.
Beverage centers can be found free standing or built into base cabinets. Beverage centers are smaller refrigerators designed to store wine, beer and soft drinks. The more expensive units have the ability to set separate temperatures for each shelf making the multi-use beverage storage possible and enjoyable for all tastes. It cuts down on the use of the much larger main refrigerator. Sizes, features and prices will vary. The price range is typically $200 to $2,000.
If the room or area permits, fireplaces are on the wish list of many families. Direct vent, natural gas fireplaces are the common choice. The options here are plentiful. Free standing, simulated wood-burning stoves require only a small area and are reasonably priced. Built-in units with a stone wall, hearth and a wood mantel can transform any room.
A generation ago every kitchen had a telephone on the wall with a phone book and note pad in the closest draw. Today cabinet layouts often contain a work station. A place for a chair, leg room and counter space. Yes the telephone is still there but it is usually accompanied by a personal computer, laptop or PDA, therefore the phone numbers are stored electronically or located on the internet. These work stations are a convenient place for note taking, children’s homework and home office use.
Now what room is not complete today without a television? Yes, televisions are on most kitchen design surveys and many families want to see them included in the final plan. While placing a television in the kitchen is not completely new the difference between placing a portable unit on the counter with cords and cables dangling and having an under-cabinet unit with a flip-down flat panel screen is vast. These built-in televisions often have other media or internet capabilities. When working in the kitchen cooks can by companioned by the news, soap operas and of course the Food Network.

LIFESTYLE SUITES

Family lifestyles have changed dramatically in New Jersey over the past five to ten years. The changes are a product of several factors and occurrences during that period, some positive, some negative. The metamorphosis can be seen in how families live, the make-up of their homes and their recreation choices. The end result is multiple generations living under one roof, in the same home. This cocooning effect has been dubbed by some as “Nuclear Nesting”. One contributing factor has been the rapid rise in real estate values, which greatly outpaces the rise in household income. Home affordability is in question for a large portion of the New Jersey population. Add to the fact that people are living much longer than ever before due to medical advances, which is wonderful. However, at the same time, the cost of health insurance and nursing care are constantly rising so this has become a great financial burden to many.
